BBA-Certified Raised Systems
We use BBA-certified raised loft systems whose certification covers structural loading, insulation compatibility and fire performance — accepted by all major home surveyors and mortgage lenders.
BBA-certified raised systems suspend your loft floor 220mm above the joists, preserving the full 270mm of insulation depth required by current Building Regs. Storage and a warm home, instead of one or the other.
Installation of structural raised legs that lift a boarded floor 220mm above the existing ceiling joists, leaving room for a full 270mm of insulation underneath plus a 50mm air gap.
Anyone planning loft boarding alongside insulation work. Anyone who has already insulated to 270mm and discovered they can't walk on it. Homes targeting an EPC band C or higher for re-mortgaging or rental compliance.
Always — there is no scenario where boarding directly to joists outperforms a raised system. The cost difference is £150–£300 on a typical job, recovered within 18 months of insulation savings.
Building Regs Part L1B (2022) effectively requires 270mm of insulation. Direct boarding crushes this to 100mm, halving thermal performance and breaching current standards. Raised systems are now the only compliant option.
Saving £200 by boarding directly to joists is a textbook false economy. Here's the actual maths.
Existing insulation depth, joist span and storage zones mapped. Fixed quote within 48 hours.
We bring insulation up to 270mm before raising the floor — combined-job pricing saves a separate trip later.
BBA-certified raised legs fitted at 400mm centres, levelled across the loft span.
18mm P5 moisture-resistant T&G boards screwed to legs, perimeter eaves protected, downlight covers fitted.
Walk-test, photo report, building regs compliance certificate and 10-year guarantee.
EPC stays intact, heating bills stay down, building regs stay satisfied.
Part L1B compliant install — passes any home survey, mortgage valuation or rental inspection.
Engineered for real storage — suitcases, business stock, Christmas decorations, gym kit.
50mm air gap above insulation prevents condensation and protects roof timber.
If insulation regs tighten further, your raised system already has headroom built in.
Most 20m² installs completed in a single day, including insulation top-up.
Raised boarding systems sound technical — the principle is dead simple. Lift the floor above the insulation. The detail of how that's done is what separates a 25-year floor from a 5-year creaking disappointment.
We use BBA-certified raised loft systems whose certification covers structural loading, insulation compatibility and fire performance — accepted by all major home surveyors and mortgage lenders.
Legs at 400mm centres on standard 4×2 joists give a 100kg/m² distributed load with zero deflection. Wider centres (600mm) are only acceptable on heavier 6×2 joists with C24 grading.
We only deck with 18mm P5 chipboard — never standard P2. P5 carries a 25-year structural rating in intermittent damp environments and won't swell at the joints.
We never deck right to the eaves — leaving a 200mm clear band protects ventilation airflow. The deck edge is finished with a softwood lipping for clean visual edges.
If existing insulation is dry and uncompressed, we install over it. If it's wet, settled or contaminated, we top-up or replace before the raised system goes in — quoted transparently.
Period properties with shallow joists (around 100×38mm) may need joist reinforcement before any raised system. We assess and quote any structural prep at the survey stage.
