Loft Insulation in SolihullTopped Up to 270mm —Cut Bills, Lock In Warmth.

Most Solihull lofts have just 100–150mm of compressed, dust-clogged insulation losing 40% of its rated performance. A proper top-up to 270mm pays for itself inside three winters and adds a full grade to your EPC.

    Overview

    What Loft Insulation actually involves

    What it is

Topping up existing loft insulation to the current 270mm Building Regs Part L1B standard using mineral wool, sheep's wool or recycled PET batts. Includes pre-survey thermal check, pipe lagging, eaves ventilation protection and insulated hatch upgrade.

    Who it's for

Any home built before 2008 — that's roughly 80% of housing stock in Solihull, Sutton Coldfield and Bromsgrove. Especially urgent for homes with first-floor cold rooms, ice on internal walls or escalating gas bills.

    When you need it

Before next winter. Insulation pays back fastest when fitted September–November, ahead of peak heating demand. Government-funded ECO4 grants are also available year-round for eligible households.

    Why it matters

Insulation older than 15 years has typically settled to 60–70% of its installed depth and lost 30–40% of its thermal performance. Topping up adds an immediate £180–£320/year saving on heating costs at current price-cap rates.

The Real Cost of Ignoring This

What Inadequate Loft Insulation Is Costing You Right Now

Loft insulation is the single highest-ROI energy upgrade in UK housing. Ignoring it costs more than installing it — every single winter.

    What it costs to ignore

    • £180–£320 a year in unnecessary heating costs based on Ofgem price cap and average semi-detached use.
    • EPC rating dropping a full grade — direct hit to resale and rental value.
    • Cold spots, mould growth on north-facing walls and dust-mite proliferation in bedrooms.
    • Frozen condensate pipes and pipework burst risks during cold snaps.
    • Boiler short-cycling and premature wear from constantly chasing lost heat.

    Common mistakes we fix

    • Stuffing insulation tight into eaves — blocking ventilation and causing roof timber rot.
    • Installing insulation without pipe lagging, leading to frozen pipes the first hard winter.
    • Compressing existing insulation with loft boarding — halving its U-value overnight.
    • Choosing 100mm rolls because they fit between joists, instead of 270mm cross-laid.
    Our Process

    The 5-step loft insulation system

    1. 01

      Free Thermal Survey

We measure existing insulation depth at six points, check for damp, vermin and ventilation, and confirm whether you qualify for ECO4 funding.

    2. 02

      Loft Prep

Old, contaminated or vermin-affected insulation removed and disposed of. Pipework lagged. Eaves ventilation tray fitted to maintain cold roof airflow.

    3. 03

      First Layer

100mm mineral wool fitted between joists, butted tight, no gaps.

    4. 04

      Cross-Lay to 270mm

Second layer of 170mm laid perpendicular across the joists, eliminating thermal bridging through the timber.

    5. 05

      Hatch & Sign-Off

Insulated hatch fitted, photo report of completed work, EPC re-rating advice and your written guarantee.

    Why It's Worth It

    The measurable benefits

    £180–£320 Annual Saving

Based on Energy Saving Trust figures for an average 3-bed semi at current price-cap rates.

    Pays Back in 2–3 Winters

Standard 270mm top-up at £495–£795 returns its full cost in heating savings inside three years.

    EPC Grade Lift

Most homes gain a full EPC band — directly increasing valuation and rentability.

    Quieter Bedrooms

270mm of mineral wool also acts as an acoustic baffle — noticeably quieter to road and aircraft noise.

    Eligible for ECO4 Funding

Households on qualifying benefits get insulation fully or partially funded — we handle the application.

    Eco-Friendly Options

Sheep's wool, recycled PET and natural hemp insulation available for chemically-sensitive households.

    In Depth

Loft Insulation — the technical detail

Loft insulation is one of the most measured, regulated and well-understood energy products in the UK — yet most lofts we open are fitted wrong. The materials matter, but the install detail matters more.

Mineral Wool vs Sheep's Wool vs PET

Knauf Earthwool mineral wool: most cost-effective, BBA-certified, 0.044 W/mK. Sheep's wool: hygroscopic, breathable, ideal for older properties with damp risk. Recycled PET batts: rigid, easy to detail, no fibre exposure — good for self-clean loft environments.

    Why 270mm and Not 200mm

Building Regs Part L1B (2022 update) requires 270mm of mineral wool equivalent to achieve a U-value of 0.16 W/m²K. Anything less fails current new-build standards and underperforms on EPC modelling.

    Cross-Laying to Eliminate Thermal Bridging

Joists themselves conduct heat. The first 100mm goes between the joists; the second 170mm is cross-laid perpendicular over the top, breaking the thermal bridge and gaining roughly 12% extra real-world performance.

    Eaves Ventilation Trays

Insulation must never block the eaves gap between rafter and wall plate. We fit rigid plastic ventilation trays at every rafter to maintain the cold-roof airflow that prevents condensation and rot.

    Pipe Lagging & Tank Insulation

All exposed copper pipework gets 19mm closed-cell lagging. Cold water tanks get a fitted jacket — both legal requirements under Water Regs and free with every install.

    ECO4 Government Funding

Households receiving qualifying benefits, or in low-EPC properties (E, F, G), may qualify for fully-funded loft insulation under the ECO4 scheme. We're a registered installer and handle the full application.
