Choosing a loft ladder is about three things: load rating, ceiling height and how often you'll use it. Most homeowners over-spec the ladder and under-spec the hatch — which is exactly backwards.
Aluminium (Werner, Youngman): light, weather-resistant, ideal for occasional access. Timber (Dolle Click-Fix): premium feel, quietest underfoot, best for daily use. Steel concertina (Fakro LSF): tightest folded footprint, best where loft floor space is at a premium.
3-section folding ladders are the standard for 2.4–2.7m ceilings. Concertina folds tighter for sloped ceilings or shallow loft voids. Sliding aluminium suits commercial use and high ceilings up to 3.2m.
Modern insulated hatches achieve U-values of 1.0 W/m²K or better — versus 5.0+ for an uninsulated plywood hatch. The payback period on the insulated upgrade is typically under three winters.
Standard hatch sizes are 562×562mm and 700×600mm. Anything larger requires a structural trimmer either side — we use 4×2 C16 timber doubled and joist-hangered to spec.
We need 1.4m clear in the loft above the hatch for safe ladder swing-up, and a 750mm clear landing zone on the room side. We'll flag if your space is borderline at survey.
